Maintenance Charges

The Apartment Maintenance and Management fees for 2008 are as follows:

Please note the Annual General Meetings of The Osborne Trust Company and The Osborne Club will be held at the Little Theatre, Torquay on Saturday 27 September 2008.

 

CLUB SERVICES


Rentals

The Osborne Club acts as agents for renting out apartments on behalf of owners. Owners wishing to rent out their apartment/week should inform the Club Office in writing. The Club charges owners commission, plus VAT at the current rate, for renting out an apartment/week, together with the electricity charge for that week.



Transfer of Deeds

As an Osborne owner you can transfer your apartment/week to another person, or you can add or delete a name on the membership deed. Please contact the Club Office for further details.



Sales

If you wish to sell an Osborne apartment/week, the Club can act as agents on your behalf. There is a short Resale form to complete, available from the Club Office, and a non-returnable registration fee to pay. When the week is sold commission, plus VAT at the current rate, is deducted from the sales proceeds. Resale lists can be obtained from the Club Office. Availability is also shown on this website on the Timeshare page. All rental, transfer of deeds and sales instructions should be made in writing to the Club Office.



Club Newsletter

The Club sends a Newsletter to owners three times a year, usually in June, August and December. The June Newsletter contains the Standing Order Mandate form for paying the following year's Management Fees and advance notice of the AGM. The August Newsletter contains the AGM papers and the previous year's audited accounts. The December Newsletter contains the Management Fee invoice for payment by 31 January and the budget for the following year. There is also a section for owners to advertise Resales, Rentals, Exchanges and Swops for a small charge. All correspondence dealing with the Newsletter should be sent direct to the Editor. The Newsletter is the only way to organise a Swop with another owner if you are unable to occupy your normal apartment/week but don't wish to miss your week at The Osborne.



Payment of Management Fees

Management Fees must be paid by 31 January each year. Payment can be made by cheque for the whole amount, or by Standing Order Mandate. Payment by the mandate system starts in the August prior to the due date and continues for 11 months. There is a small additional administration charge for this system. Mandates must be renewed each year. There are late payment charges for failure to pay the management fees by the due date, plus an owner can forfeit membership rights for failing to pay the fees for two consecutive years. The Club Office will be pleased to answer any queries you may have about these services.
